The parties in the lawsuit have resolved this matter and the case is dismissed as of the 24th of April, 2023. Since the agreement is subject to a Confidential clause no further details will be posted on Mar Cheri’s website.

As of May 1, the community had $33,421.60 in its Operating Fund (Checking) and $34805.12 in its Reserve Fund (Savings). The Association has two delinquent accounts carried over from the previous year. For 2023, there are 3 homeowners who have not yet paid their dues. All delinquent accounts have been assessed late fees and interest. One homeowner is paying in installments. The other 65 homeowners have paid assessments in full through the end of the year.
The financials show the community is running about $1500 under budget.
Reserve: There were no expenses from Reserve in April. A Reserve expense for replacing the water heater in the pool house will show up in the May report.

Ken reported that the new hot water heater is installed.
Neal Tripp is working around the pool in preparation for opening day.
The pool is on schedule to open over the Memorial Day weekend.

A patio replacement was approved for the property Div III-20.

Maintenance:
Ken reported that Neal Tripp is replacing the wood on the picnic tables. Neal will also be replacing a few boards on the deck that are worn out. Neal will be looking into having the bath house painted.
The next meeting will be held on June 13, 2023 at 7 PM.
