The 2013 budget is being finalized. Preparations are being made for the annual audit. Steve discussed the procedure for filing in small claims court to obtain past due assessments, and we will proceed with two claims against accounts that are over one year past due if they are not paid by the annual meeting. Maintenance — Mark Bunger

Mark led another discussion about the cost and installation of a winter pool cover. A hard cover is required if we have a cover, but not having a cover at all is an option. Then we talked about a leak from the bathrooms which is causing water to pool in the parking lot. We have a bid from Beacon Plumbing and will get one or two more bids before getting this repaired this fall. After learning about the plumbing project it was decided to save the purchase of the optional winter cover until another year. The winter cover would be nice to have in order to prevent leaves and debris from collecting in the pool, but the repair of the plumbing leak is a much higher priority. We still plan to purchase a new summer cover next spring.

Recreation – Nancy Krueger

The summer season at the pool went well. We had a great group of lifeguards and swimming instructors. Final cleanup and furniture storage is underway.

The board is discussing options for improving the play area. If you have suggestions, please let us know.

Maintenance — Mark Bunger

Mark found a $1500 winter pool cover with 20 year warranty. The board voted on and approved the purchase up to $2000. The extra amount is to allow for purchasing a new summer cover at the same time. The new winter cover is needed to meet safety code requirements.

Investigation into drainage problems in the parking lot near the pool house will commence as soon as possible. Mark will schedule this with a plumber.

Board of Director’s Meeting – Addendum

Additions to the minutes of March 6, 2012:

The tree issue we discussed has been resolved to the satisfaction of all and in conformance with the covenants. Thank you to all the parties involved in working this out.

Reminder: As spring approaches our trees and plants are growing and may be causing trouble for neighbors. Please be sure to review your plantings and communicate with your neighbor any issues of concern that you might have. (Hopefully there are none). Please take this route before coming to the Board.

The IRS has informed us that they have reviewed our appeal of the late filing penalties for 2008 and 2009 employment taxes and have agreed to waive the fees. We are still responsible for interest on those taxes. But this ruling saves us approximately $950.

2012 assessment notices were mailed at the end of the month and are due April 1.

Recreation – Nancy Krueger

We are recontacting lifeguards and swim teachers from last season to see if they want to continue with Mar Cheri this summer. Another project is to find new mats for the dressing rooms and lavatories. We are looking for long-lasting mats that are non-skid, hygienic, and easy to clean. We will continue to use the old mats in the outdoor entryways to the dressing rooms, but they are difficult to clean and have a strong rubber smell.

It was decided that the pool will be open over Memorial Day weekend and then open on weekends until the last day of school. Then we will open with our regular schedule. It was also decided that associate membership dues will be raised from $275 to $299.

Thanks to Vicki Bengeult and Arne Rusten for joining the Board this year; we look forward to their good ideas and added enthusiasm.

The board approved a new house paint color for one of our residents.

Maintenance — Mark Bunger

There will be 3 work parties this year. The first three Saturdays in May will focus on prepping the pool and playground areas for summer use. Look for more details about jobs to be done in next month’s newsletter. Remember,
helping out earns you a $50 rebate on your homeowner’s assessment!

Annual Meeting Minutes – February 16, 2012

Board Members In Attendance: President Steve Freeborn, Treasurer Peter Keller, Architecture Chair Sherry Murchison, Maintenance Chair Mark Bunger, Secretary Leigh Strinsky

President, Steve Freeborn gave introductory comments and asked for comments or corrections to the 2011 Annual Minutes.  No one commented, so the minutes were admitted into the record as written.

2012 Annual Treasurer’s Report — Peter Keller

2011 income exceeded expenditures by $1000.  Assessments were received from 67 of 69 homes including two homes which had been in foreclosure.  The re-introduction of swimming lessons brought in $1750, 40% of which the association retains.  The IRS ruling reclassifying our lifeguards as employees resulted in a one-time expense of $3000 for 2008 and 2009 back-taxes.  We are currently appealing the IRS late payment penalties for those years and expect to receive their ruling shortly.   Planned capital improvements for 2012 are a winter pool cover ($1500), replacement deck umbrellas ($200) and new restroom flooring ($1000).
