Annual Meeting – February 20, 2013

In Attendance:

Steve Freeborn, Nancy Krueger, Arnie Rusten, Pete Keller, Mark Bunger, Vicki Bengeult and 17 other homeowners.

President Steve Freeborn gave introductory comments and asked for comments or corrections to the 2012 Annual Minutes. No one commented, so the minutes were admitted into the record as written.

2012 Treasurer’s Report – Pete Keller

2012 income exceeded expenditures by $4618. We gained some additional income from associate memberships and swim lessons. Pete and Nancy Krueger discussed the small claims court judgment against one homeowner who is in arrears of $2275 plus interest. Mar Cheri won this judgment and the next step will be to start collecting the debt.

The IRS late payment penalties incurred from reclassifying our lifeguards as employees were waived.

Ken Schweitz gave a positive report from the audit committee.

The repair of the leaking plumbing from the pool house was completed in January, so is reflected in this year’s budget. Pete presented the 2013 budget and it was approved as written.

Recreation – Nancy Krueger

Nancy gave a summary of events at the pool. Last year was very successful, with the swim lessons being an especially popular offering. There were 21 associate memberships and swim lessons 4 days a week. The 4th of July Picnic was well attended in 2012. Nancy is unable to coordinate it this year, and is looking for a volunteer to take charge. She put out a request for Social Committee Chair Member, in hopes that more people can get involved and bring new ideas for social activities.

Architecture – Kay Gordon appointed

The Architecture Chair position was not filled last year. In 2012, the board approved a few projects (a deck, house paint colors) and intervened in a couple of tree/view blocking issues. Steve reminds everyone that the board is the last resort for resolving tree conflicts. Direct, friendly conversations with your neighbors work best. Kay Gordon volunteered for 2013 and was confirmed as our new board member. Thank you, Kay!

Maintenance — Mark Bunger

We had a successful work party in May and the summer season went well.

Watermill Inc. Pool & Spa continues to provide excellent service in keeping the pool clean and chemicals properly maintained.

In the summer we noticed a leak near the parking lot and had several companies come out to inspect and bid on repair of the sewer line going from the building to the city sewer. Instead of replacing the pipe the plumbers were able to dig up at just one end and install an epoxy pipe liner. We chose to use the Pipe Guys out of Tacoma; they were very professional. The work was performed in January of this year so will show up in the budget for the coming year 2013.

A new summer pool cover will be purchased before the season starts. The weeds in the playground area will be a point of focus for the coming May work parties. We are also considering how best to improve the drainage at the parking lot and playground.

Ballot Results

Steve introduced the Board Members after ballots were counted. President – Steve Freeborn, Vice President – Arnie Rusten, Secretary – Vicki Bengeult, Treasurer – Peter Keller, Maintenance – Mark Bunger, Recreation – Nancy Krueger, Architecture – Kay Gordon.

General Comments & Requests

Parking on street: Please remember that it is illegal to park in front of mailboxes and remind your visitors about this. Please be considerate of your neighbors in this regard.

The meeting adjourned at 8:00 pm and the next meeting will be held on Tuesday, March 5 at 7pm at Arnie Rusten’s home.
