Ken called the meeting to order at 7:04 PM. He had nothing new to report on the lawsuit.

Treasurer’s Report.
As of December 1, one household is paying dues in installments (for an additional fee). All other households are completely paid up.
As of December 1, the Operating Fund (checking) has $13,786.07, and the Reserve Fund (savings) has $39,867.78.
The budget is running $9700 over the original 2021 budget (the budget report shows $11000 over forecast, which includes pre-payment of December’s Reserve Fund contribution of $1334, for a practical shortfall of about $9700), all of which is due to substantial legal fees, totaling $15,000 year to date (these legal expenses were approved by the board). Since back dues have been paid this year, the budget is exceeding projected funds received by about $5000, so cash flow offsets $5000 of the budget shortfall. The board expects to recover the legal fees in litigation, but this is by no means a certainty.
The community has contributed $16000 to the Reserve Fund (savings) for 2021. The community has spent $19,760 from the Reserve Fund so far this year on maintaining community property. There is enough money in Reserve to address current and projected repairs.

Anne welcomed new neighbors Andrew Bice and Amber Galster to the community.
New Business:
Gary stated that the money allocated for legal fees has been spent, and asked that more money be set aside in anticipation of legal fees for the remainder of the year.
Anne Mesick made a motion to raise the legal budget amount by $2000.00. Larry Barlow seconded the motion. The motion passed.
The date of the Annual Meeting for the Community was set for January 25, 2022 at 7 PM. The meeting will be held via Zoom.
We are looking for a volunteer to be the secretary next year. Please contact anyone on the board for more information.
The next regular monthly board meeting will be held Tuesday, January 111, 2022.

Minutes for a Special Meeting of the Board of Directors of the Mar Cheri Community Club
The meeting was called to order by Ken Schiewetz at 7:41 PM on Tuesday, December 14, 2021. Those in attendance were Ken Schiewetz, Larry Barlow, Gary Mesick and Anne Mesick.
The board convened to discuss the appeal from a property owner regarding the action to be taken for an infraction of community rules. After consideration by the board of matters raised in the appeal, the board made its decision. The property owner will be notified by letter.
The meeting ended at 7:45 PM.
