Oct 2021–Minutes for the Monthly Meeting of the Board of Directors of Mar Cheri Community Club

President: Ken Schiewetz

Ken reported on a consultation call with attorney David Hughes. Advice was given on a suit that was filed against Mar Cheri.

Vice president: Eric Leonhart

Eric, as a member of the special architectural committee, presented a letter including photographs, documenting several complaints regarding trees. Once the letter is finalized, the special architectural committee will make a recommendation to the board, and the board will have a vote on the letter.

Treasurer: Gary Mesick

Treasurer’s Report.

As of October 1, there is one household that is not current on dues (late fees and interest are accruing). Four households are paying dues in installments (for an additional fee). All other households are completely paid up.


As of October 1, the Operating Fund (checking) has $16,516.04, and the Reserve Fund (savings) has $45.017.92.


The budget is running $1100 over forecast. Since back dues have been paid this year, the budget is exceeding projected funds received by about $4000, and should cover any overrun—which is projected to be small (less than $1000), if any.


The community has contributed $12000 to the Reserve Fund (savings), and has budgeted an additional $4000 for the rest of the year. The community has spent $19,760 from the Reserve Fund so far this year on maintaining community property. There is enough money in Reserve to address current and projected repairs. 


In preparation for an update to the annual Reserve Study, the treasurer has submitted our current financial status and list of projects to the company performing the study. The study is scheduled to be updated by the end of 2021.

Maintenance/Pool: Rod Martinez

Rod reported that so far, all the new drainage work done near the pool is working as it should and there are no wet areas. After continued issues with the chlorinator, the company that services it replaced the supply lines and the sensor. 

Rod received the list of assets from Gary and will begin working through them and making his recommendations.

Thank you Makoto Suguiuchi for all your help at the pool. Among other things, Makoto stored all the furniture and equipment for the off season.

Architecture: Lisa Martinez

Lisa had no new requests in the past month.

Recreation Hospitality: Anne Mesick

No issue.

New Business:

A letter will be sent to a neighbor who was found to be in violation with an unapproved structure.

There being no other business the meeting ended at 8:52 PM. The next meeting will be November 9, 2021 at 7 PM.

A reminder to all property owners that trash, garbage or other waste shall not be kept except in sanitary receptacles hidden from street view

Special Meeting Minutes

Meeting Called to Order at 7:06 PM September 24, 2021

Directors Present: Ken Schiewetz, Eric Leonhart, Gary Mesick, Larry Barlow, Rod Martinez, Anne Mesick, Quorum established.

Motion by Gary Mesick to go into closed executive session, pursuant to RCW 64.38.035(4), to discuss pending litigation and advice from Mar Cheri’s attorney.

Motion seconded by Anne Mesick.

Motion passes

Board convenes in closed executive session

Board reconvened in open session at 7:17 PM.

Motion made by Gary Mesick to tender the Mahar’s claim to the Associations insurance company for coverage and defense.

Motion seconded by Anne Mesick

Motion passes

Meeting adjourned

Board convened a meeting at 7:20 PM.

A motion was made by Eric Leonhart that the board send a letter in response to a recent violation by a property owner.

Gary Mesick seconded the motion.
