Ken called the meeting to order at 7:05 PM.
The in-person meeting for the Reserve Study took place, and Ken met with Greg, who did the site inspection. This Study, required by the state, is intended to list and inspect the physical property which the community owns. A report on the condition of that property, the life expectancy of the property and an estimated cost to replace or repair is then issued.
Treasurer: Gary Mesick
As of 1 August 2025, the Community had $20969.44 in the Operating account (checking) and $29817.71 in the Reserve (savings).
Through July, the Community is $12000 over budget. This is largely due to professional services (lawyer, geologist, and arborist).
For July, there was one expenditure from Reserves. $4270.25 was paid to Infinity Tree Service for the first phase of trimming trees on the common property near the pool.
As of August 11, 67 members have paid their 2025 dues in full. One household is making installment payments. One household has not paid dues for 2022, 2024 or 2025.

The Community picnic was attended by about 20 people. Thank you to Nancy and Ray Krueger who organized the event and donated the hotdogs and hamburgers. All those families who attended brought food to share which made for quite a feast. We had a fun afternoon, and it was great to get together after a long COVID hiatus.
Maintenance/Pool: Ken Schiewetz (acting chairperson)
Ken gave Larry Barlow’s report on the status of the pool entry system. Both card readers are installed and are be tested. Once those readers are set the new key cards can be formatted and issued. Clare Bruce and Larry are doing the finishing work on the new gate latches. After this weekend, the project should be very close to being complete.

Ken gave the report for the Architectural Committee.
The following Architectural Requests were submitted and approved since the last meeting:
- Div 4, Lot 11 Installation of roof solar panels.
- Div 4, Lot 5 Replacement of existing driveway.
- Div 1, Lot 19 Permission to erect a small shed in the eastern part of the lot.
No new architectural violations were issued.
Ongoing violations, balances reflected are through Aug 12, 2025.
- Div 1, Lot 10 $ 75 per month for lack of maintenance ( roof Shingles ) Balance $900
$ 50 per month for overgrowth of weeds Balance $300 (violation remedied & fines ceased in May )
- Div 2, Lot 2 $ 50 per month for yard and weed overgrowth Balance $0 (Monthly fines currently paid )
- Div 4, Lot 4 $ 700 Per month ( $ 50 per tree for 14 trees ) for view interference Balance $ 14,700
This a reminder to store all garbage and recycle cans out of street view.
The Architectural Committee welcomes Gary Zukowski as the new chairman.
New Business:
Ken would like to remind all Property Owners that the pool will close for the season on Tuesday, September 2nd, 2025.
There being no other business, Ken ended the meeting at 7:30 PM.
