July 2025–Minutes for the Monthly Meeting of the Mar Cheri Community Club Board of Directors

Ken Called the meeting to order at 7PM and introduced Rachel.

Treasurer: Gary Mesick

Treasurer’s Report. As of 1 July 2025, the Community had $23244.10 in the Operating account (checking) and $34087.15 in the Reserve (savings).

Through June, the Community is $4800 over budget. This is largely due to professional services (lawyer, geologist, and arborist). It is an improvement of $1000 against budget from last month.

For June, there were two expenditures from Reserves. One was for $929.26 to pay the balance for new drains at the pool to meet County regulations. There was a second expenditure of $209.82 for electrical wire and conduit for the upgrade of the security and access system at the pool. Corresponding deposits of $929.26 and $209.82 have been made from the Operating account to Reserves. 

As of July 8, 65 members have paid their 2025 dues in full. One household is making installment payments. One household has not paid dues for 2022, 2024 or 2025. Two others have been assessed late fees and will incur interest and admin charges until paid in full.

Secretary: Anne Mesick

Anne reported that the Community picnic, organized by Nancy and Ray Krueger will take place on Saturday, July 19th at noon in the common area. Nancy and Ray will provide the hotdogs, hamburgers and the ketchup. If you plan to attend please bring a side dish or a dessert for the potluck gathering.

At Large: Larry Barlow

Larry reported that the new lock and entry system for the pool and park is progressing nicely. The mounting brackets for the new lights, a new door handle will be added to a gate and Clare Bruce is nearly finished with the items he is manufacturing for the project. The next big step will be to configure the card readers, and then Heather Pierce will be able to issue new cards.

A big THANK YOU to Larry Barlow, Gary Mesick, Clare Bruce and James Rolf (who worked in the attic on three different times).

Maintenance/Pool: Ken Schiewetz (acting chairperson)

A drainage leak in the common area was repaired.

Architecture: Ken Schiewetz (acting chairperson)

Ken announced that Mark Medlin, a two year member of the Architectural Committee, is stepping down. The board thanks Mark for the hours of work he contributed to the good of the community.

The following Architectural Request was submitted and approved in June: 

  • Div. 2, Lot 8 – installation of roof solar panels
  • Div. 1, Lot 8 – new paint color approved

Ongoing violations. Balances reflected are through July 8th:  

  • Div 1, Lot 10
    • $75 per month for lack of maintenance (roof shingles) continues. Balance $825.
    • $50 per month for overgrowth of weeds. Balance $300 (violation remedied and fines ceased in May)  
  • Div 2, Lot 2
    • $50 per month for yard and weed overgrowth. Balance $0 (monthly fines currently paid)
  • Div 4, Lot 14
    • $700 per month for view interference. Balance $14,000 

New Business:

Gary Zukowski, in addition to being the vice president, volunteered to be the board chairperson of the Architectural Committee. 

Ken Schiewetz, Wes Bekele, and Heather Pierce will be on the committee.

Mark Medlin has volunteered to update the Mar Cheri Directories.  More details to come at a later time.

There being no further business, Ken ended the meeting at 7:25 PM.  The next meeting will be on Tuesday, August 12, 2025.

Minutes for a Special Meeting of the 

Board of Directors of Mar Cheri Community Club

Date: Thursday June 26, 2025

Time/Location: 7PM via Zoom

Those in attendance: Ken Schiewetz, Gary Zukowski, Larry Barlow, Gary Mesick, Anne Mesick

President: Ken Schiewetz

Ken called the special meeting to order at 7PM. Ken asked that the board approve Wes Bekele as a member of the Architectural Committee.  Anne Mesick made a motion that Wes Bekele be accepted as a member of the Architectural Committee. Larry Barlow seconded the motion. A vote was taken and the motion passed unanimously.

At 7:05 PM Ken called for an executive session.

At 7:12 PM Ken ended the executive session.

Ken made a motion that the board accepts and approves the Architectural Committee’s findings, as well as the Violation and Tree Enforcement Letter as written, and that it be signed by Mark Medlin on behalf of the Architectural Committee. Committee Findings are as follows:

The Architectural Committee met on Friday June 20.  Present at the meeting were Ken Schiewetz, Chair and Mark Medlin, member.  Heather Pierce was excused as this meeting was to discuss the results of the Site Inspections and she is one of the view interference complainers.

The process was as follows:

  1. We reviewed all Mahar trees that are interfering with views from each lot. 
  2. We confirmed the angle of the view from each of the 7 lots over the Mahar lot.
  3. We identified each of the fourteen trees that are interfering with a view from at least one residence.  We identified three trees of the 17 trees on the Mahar’s lot that are not interfering with views from the 7 lots.

“Fourteen (14) trees are overgrown and/or unnecessarily interfere with the view of at least seven (7) residences in the community as set forth in the table attached hereto. Mark Medlin is authorized to sign the enforcement letter to the Mahars with the Committee’s findings.”

 Gary Mesick seconded the motion. A vote was taken and the motion passed unanimously.

Gary Mesick made a motion that the President of Mar Cheri Community Club be authorized to sign the enforcement letter to the Mahar’s on behalf of the board. Gary Zukowski seconded the motion. A vote was taken and the motion passed unanimously.

There being no other business, Ken ended the meeting at 7:16PM.
