Board of Directors of Mar Cheri Community Club

Ken called the meeting to order at 7PM.
The 2025 election for the board members, the annual budget, and dues of $965 per household is complete. There were forty-three ballots received, with one abstention. The budget passed with 38 votes for and 5 votes against.
The current board was reeleected in their current roles. In addition, Gary Zukowski was elected as Vice President.
Treasurer: Gary Mesick
Treasurer’s Report. As of 1 April 2025, the Community had $21,497.66 in the Operating account (checking) and $34084.60 in the Reserve (savings).
Through March, the Community is $3800 over budget. This is largely due to professional services (lawyer, geologist and arborist).
As of April 7, 43 members have paid their 2025 dues in full. One has made a partial payment (balance due soon). One is making installment payments. One household has not paid dues for 2022, 2024 or 2025. As a reminder, dues of $965 were due by 1 April. Late fees will be assessed on 15 April.

At Large: Larry Barlow
Gary Mesick made a motion that $4000.00 be approved for the replacement of the lock system at the pool. Anne Mesick seconded the motion, the motion passed unanimously. The funds will come from the Reserve account. This item is past due for replacement.
Maintenance/Pool: Ken Schiewetz (acting chairperson)
Ken is still waiting for the report on the geology study that was completed on the common area. He will call the company again this week to request the written report.
Orca Pacific is due to replace the drain covers at the pool this Spring before opening day. We are waiting to hear from them the actual date of installation.

- Div. 4, Lot 6 – replacement of the existing metal and glass greenhouse/atrium structure and double doors to the outside deck with a bank of three large windows with a side door to the outside deck.
- Div. 1, Lot 21 – replacement of roofing shingles, and installation of solar panels on two areas of the roof
- Div. 1, Lot 2 – adding a wood privacy fence at the back of the lot
- Div 4, Lot 3 – shed replacement approved
No new architectural violations were issued.
Ongoing violations. Balances reflected are through March.
- Div 1, Lot 10
- $75 per month for lack of maintenance (roof shingles) continues. Balance $600.
- $50 per month for overgrowth of weeds. Balance $250.
- Div 2, Lot 2
- $50 per month for yard and weed overgrowth. Balance $50 (monthly fine being paid)
- Div 4, Lot 14
- $700 per month for view interference. Balance $11,900
Recreation /Hospitality: Anne Mesick
One welcome packet was delivered to the new property owners at Division 2 Lot 4. We welcome Michelle Montgomery and Gage Fishering.
New Business:
Nancy Krueger has volunteered to organize a community gathering at the common area with a date to be announced. Thank you Nancy for volunteering to do this; we look forward to the gathering.
There being no further business, the meeting was called to a close at 7:40 PM. The next meeting will be held Tuesday, May 13, 2025 at 7PM via Zoom.
