May 2025 — Minutes for the Monthly Meeting of the Mar Cheri Community Club Board of Directors

Those in attendance: Ken Schiewetz, Gary Zukowski, Larry Bartlet, Gary Mesick, Wes Bekele, Anne Mesick

President: Ken Schiewetz

Ken called the meeting to order at 7PM.

Ken did not have a report, but welcomed Gary Zukowski and Wes Bekele to the meeting. These two property owners will be meeting with Ken to formally discuss board positions later in the month. Thank you to Gary and Wes for joining the meeting and considering board positions.

Treasurer: Gary Mesick

Treasurer’s Report. As of 1 May 2025, the Community had $40,577.75 in the Operating account (checking) and $34085.44 in the Reserve (savings).

Through April, the Community is $4200 over budget. This is largely due to professional services (lawyer, geologist, and arborist).

There were no reserve transactions for the month of April.

As of May 12, 64 members have paid their 2025 dues in full. One household is making installment payments. One household has not paid dues for 2022, 2024 or 2025. Three others have been assessed late fees and will incur interest and admin charges until paid in full.

At Large: Larry Barlow

Larry reported on the web-based control system that will be installed at the pool and the common area. Gary Mesick and Larry met at the site to map out the details of the project. Larry is making a list of the components that need to be purchased so that Gary can order those parts. Pending availability of components, the plan is to have the new system in and working by opening day. This system will replace the old system that is outdated. Money for this is  allocated in the Reserve fund.

Maintenance/Pool: Ken Schiewetz (acting Chairperson)

The pool drain covers are scheduled to be replaced on June 6th. The county requires that pool drain covers be replaced every 5 Years.

Neal Tripp requested a permanent sign be made for the gate regarding pool parties. 

Gary Mesick made a motion that funds up to $25.00 be made available for a plastic sign. Gary Zukowski seconded the motion and the vote passed unanimously.

Architecture: Ken Schiewetz (acting Chairperson)

Ken would like to remind property owners that he is the acting head of the Architectural Committee and that he has committee members Mark Medlin, and Heather Pierce who have generously volunteered to assist him on the committee for several years. Thank you Mark and Heather.

Since April’s board meeting there were two Architectural Requests submitted and approved by the Architectural Committee:

  • Div 4, Lot 7- roof shingle replacement
  • Div 2, Lot 11- retaining wall installation, fence and fence replacement approved.

No new architectural violations were issued.

One violation was closed:

  • Div 1, Lot 10 – yard was mowed first weekend of May resolving the dandelion/yard overgrowth violation.  Monthly fine ended and violation closed.  Owner was advised what is needed to keep the violation and fine from being reopened.

The Committee is working on scheduling the requested site visit regarding the ongoing tree/view interference violation.

Ongoing violations. Balances reflect through May 7th.

  • Div 1, Lot 10
  • $ 75.00 per month for lack of maintenance (roof shingles) continues.
  • Balance $675.00.
  • $50.00 per month for overgrowth of weeds. Balance $300.00 (no fine in May)
  • Div 2, Lot 2
  • $50.00 per month for yard and weed overgrowth. Balance $50.00 (monthly fine being paid)
  • Div 4, Lot 14
  • $700.00 per month for view interference. Balance $12,600

POOL

Secretary, Anne Mesick reported that-

Pool Work Party May 31

THE POOL WORK PARTY WILL TAKE PLACE ON SATURDAY, MAY 31 FROM 9 UNTIL NOON.

The following is a list of tasks to be completed by the opening day of the pool June 7.

  • clean the deck furniture
  • clean and disinfect the shower/bath areas (instructions and cleaning supplies provided)
  • weed in the pool area 
  • stain benches at the picnic tables
  • place furniture and umbrellas on the deck and patio

If you are unable to work on the 31st, but would like to help out, please contact Neal Tripp ( 253-561-4022) to set a time to do so.

Pool Opens June 7th

THE POOL IS SCHEDULED TO OPEN ON SATURDAY, JUNE 7TH. 

TO USE THE POOL, YOU MUST BE A MEMBER IN GOOD STANDING AND HAVE PAID THE ANNUAL ASSESSMENT. 

Update Pool Liability Release Forms Before May 22nd

POOL LIABILITY RELEASE FORMS MUST BE FILLED OUT AND SIGNED BEFORE PROPERTY OWNERS WILL BE PERMITTED ACCESS TO THE POOL AREA.

Heather will be unavailable to take forms or activate the pool gate from May 22 through June 18.

Heather Pierce has very kindly agreed to begin taking the completed and signed forms immediately. Forms may be downloaded and printed from our website

marcheri.org. Go to documents, then pool. The instructions and Heather’s contact information is all listed.

More than Four Guests at One Time Requires Pool Party Request (and damage deposit) 

THE BOARD WOULD LIKE TO REMIND ALL PROPERTY OWNERS THAT PARTIES NEED TO BE PRESCHEDULED AND DEPOSITS MADE. IT IS A VIOLATION OF THE COMMUNITY RULES TO HAVE A PARTY WITHOUT DOING THIS. RULE VIOLATIONS WILL RESULT IN A SUSPENSION OF POOL PRIVILEGES FOR THE HOMEOWNER/FAMILY AND FINES WILL BE CHARGED FOR ANY VIOLATIONS.

Community Potluck July 19th

Anne Mesick shared that Nancy Krueger would like to organize a Community Summer potluck on July 19th. Gary made a motion that the Community have a Summer potluck, Ken seconded the motion and the vote passed unanimously.

Nancy Krueger will organize a Summer potluck on Saturday, July 19. Nancy and Ray will be cooking up hamburgers and hotdogs on the grill and neighbors are asked to bring side dishes and desserts. There will be more details as we get closer to the event. Thank you Nancy and Ray.

Control Barking Dogs!

The Board reminds property owners with dogs to please keep barking dogs indoors. You may love your dog, but your neighbors may not, especially if they incessantly bark.

There being no other business, Ken closed the meeting at 7:28.

The next meeting will take place on Tuesday, June 10, 2025 at 7 PM via Zoom.
