November 2024–Minutes for the Monthly Meeting of the Board of Directors of Mar Cheri Community Club

As of 1 November, Mar Cheri has $8049.44 in our Operating (checking) account and $34080.41 in our Reserve (savings) account.

The Community is currently about $4000 over budget, primarily as a result of landscaping, pool utilities and legal fees. There were no Reserve expenses in October.

67 households have paid their 2024 dues in full, and one household is paying in installments. One households has not paid for 2024 and also owes 2022 dues, which is an ongoing issue being handled by the Community lawyers.

At Large: Larry Barlow

Larry continues to learn about all the specifications for the gate security at the pool so that an accurate estimate can be presented to the board.  It is believed the cost will be about $2000.00.

Maintenance/Pool: Ken Schiewetz (acting chairperson)

The tree trimming at the common areas was postponed until late November.

In October there were two new violations issued and one previously resolved violation reopened.

   • Div1, Lot 10. Violation issued on October 23rd regarding dandelions being allowed to flower and seed in the lawn, potentially blowing into neighbors yards. Violation requested mowing or otherwise eradicating the dandelions.  The violation was not remedied, nor a request for a hearing received within the 15 day time period. $50.00 per month fine assessed effective Nov. 7th.

   • Div 4, Lot 2. Violation issued on October 23rd regarding dandelions being allowed to flower and seed in the lawn, potentially blowing into neighbors yards. Violation requested mowing or otherwise eradicating the dandelions. As of Nov. 6th the lawn had been partially mowed but dandelions remained in some areas. Follow-up note sent to owner on Nov. 6th advising of partial correction, but additional action is required.  Resolved by date moved back to Nov. 13th.

   • Div 2, Lot 2. On Sept 15th, the homeowners advised they had addressed their back yard overgrowth violation and requested reinspection for confirmation.  There was progress but there were still two areas needing additional attention- tall weeds remaining in the yard and under and around the mailbox area along 1st Ave. This was communicated to the homeowners on Sept.16th.  Trusting these would be addressed, the violation was closed and fine ended. However, the homeowner never addressed these outstanding items and the yard overgrowth worsened. Accordingly the violation was reopened and the $50.00 per month fine reinstated on October 23rd.

Ongoing violations.

   • Div. 1, Lot 10. $75.00 per month fine for lack of maintenance (roof shingles) continues. Balance $225.

   • Div. 4, Lot 14. $700.00 per month fine for view interference continues. Balance $8400.

A welcome packet was delivered to the new tenants of Div. 3, Lot 16.

A welcome packet was delivered to the new owners of Div. 1, Lot 3. Wes Bekele and his sister Selamawet Gabremaryame.

There being no further business, Anne called the meeting to a close at 7:23 PM.

The next meeting will be held on Tuesday, Dec. 10, 2024 via Zoom.
