Ken called the meeting to order at 7:01 PM.
He called for a motion to accept the minutes from the 2022 annual meeting. Gary made a motion that the minutes of the Mar Cheri Community Club Annual Meeting of Members be accepted as written. Rod Martinez seconded the motion. The minutes were unanimously accepted.
Ken stated that the attorney for the community, David Huhs, has turned over our legal case to our insurance company who will now handle the matter.

Treasurer: Gary Mesick
Balances: As of 1 March, the Operating Fund had a balance of $13,608.87, and the Reserve Fund (savings) has a balance of $36,200.80. The Community had received $13925 in dues, including one prepayment of 2023 dues, leaving $37095 in dues and late fees still outstanding.
Dues: As of today, 19 households have paid their 2022 dues in full, with two household paying in installments, and 48 households still to pay. Note that assessments are due by 1 April, and late fees and interest will accrue beginning 15 April. Dues are $720, payable to Mar Cheri Community Club.
Operations: As of 1 March, the Community has paid $4603.48 in legal fees since the start of the year. All of these fees have been submitted to our insurance for reimbursement. Reimbursement seems likely, as the insurance company has recognized our claim and has taken over representation of the community. This should also reduce future legal fees in connection with the lawsuit.
Because of the broken pipes at the pool in January, the community filed a claim and has received a check for $3278.69. The insurance company will pay an additional $285.27 when they receive verification that the work has been completed. There are several factors that impact the relatively small insurance payment against the total cost of the work at the pool. First, the community has a $1000 deductible against any claim. Second, the insurance depreciates the property damaged, and the pool house was due for renovation next year. Third, we are using the opportunity of opening the pool house walls to replace all the plumbing, not just the leak. Since the pool house is within the scope of the Reserve, repairs and renovation can be funded from there, which means that there is less immediate impact to the budget, though it will impact ongoing Reserve needs and funding levels.
Reserve: As of 1 March, the Community had spent $3670 from Reserve on the water leak. The remainder of the cost of the renovation, as well as the cost of pool furniture, will impact the budget in March, and so are not included in these February figures.
Secretary: Anne Mesick
Anne shared hand written comments included with the ballots. Many property owners thanked the board for their work. A couple property owners were concerned that there was little information on the legal fees. In response to those comments; this case is ongoing and the board has been asked not to discuss any aspect of the case.
At Large: Larry Barlow

Maintenance/Pool: Rod Martinez
Rod reported on the progress of the remodel at the pool house. The plumbing is complete, and there will be one more testing of the system once the toilets are reset. He is awaiting bids on the drywall work. The walls will need painting when the drywall is complete. The wood ceilings are in good condition, but the light fixtures and the exhaust fans need replacing. The attic has several large openings that need plugging (not related to the leak); this will be completed when the drywall is repaired. Insulation will be installed in the attic space and the exhaust fans will be properly vented. The project is on schedule for completion before the pool opening.
The new furniture is purchased and a few new umbrellas will be added to replace those that are worn out.

Lisa had one inquiry about a roof that should be finalized soon.
Recreation Hospitality: Anne Mesick
No issue.
New Business: The pool will open for the season on Friday, May 27, 2022.
There will be a work party to complete tasks necessary for the opening of the season.
If you are unable to join the work party, Rod has a list of projects needing to be completed. Your help is appreciated as it not only gets the work done, but it saves the community money. More information will be provided on this in the near future.
