Account Balances (as of February 1):
As of February 1, Mar Cheri had $783.04 in the Operating account (checking) and $43072.87 in savings. Of the savings balance, $30,340.87 represents Reserve funds and $12732.00 represents Special Assessment funds.
Operations
Through January, the Community is $600 under budget due to a the timing of a utility bill.
Note: Reserve contributions and expenses and Special Assessment income and expenses are excluded from operating results and are reported separately below, though they appear in the same ledger due to system limitations.
Reserves
There were no reserve expenses in the month of January.
Special Assessment
For the Special Assessment related to the lawsuit, the Community received $5052 in Special Assessment payments and incurred $12370 in legal expenses associated with that matter. To date, the community has spent $15220 of the $40,000 Special Assessment.
Special Assessment funds are restricted to these purposes and are not part of operating income or expenses.
Dues Status
For regular association dues:
- 68 households have paid their 2025 dues in full;
- One household remains delinquent for dues assessed in 2022, 2024, and 2025.
For Special Assessments:
- 40 households have paid in full;
- 25 households are paying in installments; and
- Four households have made no payments and are not in good standing.
The final Special Assessment payment is due no later than March 15.

Ballots are in the mail please look out for them and mail your vote back as soon as possible or deliver your ballot to the home of any member of the board.
Architecture: Ken Schiewetz (acting chairperson)
Wes Bekele and Heather Pierce are on the Architectural Committee.
One new approval was made in the last month.
Div.1, Lot 1 is doing substantial work to the property in the coming months, and the work and proposed timeline was submitted to the Architectural Committee for review. New high-grade roofing and paint color was approved. As the project progresses, the homeowner will check back with the committee for further approvals if necessary.
Note that all exterior changes to properties in Mar Cheri need to be approved by the Architectural Committee. Thank you to all who take the important step to do this before beginning a project.
Ongoing violations:
- Div 1, Lot 10
- $75 per month for lack of maintenance (roof shingles). Balance $975.
- $50 per month for overgrowth of weeds. Balance $300, violations remedied and fines stopped in May.
- Div 2, Lot 2
- $50 per month for yard and weed overgrowth. Balance $0, fines have been paid.
- Div4, Lot 14
- $700 per month ($50 per tree for 14 trees) for view interference. Balance $18,900.
New Business
Correction
The January 2026 Minutes incorrectly stated the day of the annual meeting as Thursday. As reported above, the annual meeting will take place on Wednesday, February 25, 2026.
There being no other business, Ken closed the meeting at 7:25 PM.
The next monthly meeting will take place on Tuesday, March 10, 2026 at 7PM via Zoom.
