Ken called the meeting to order at 7 PM.
The process of collecting all of the information for the lawsuit is happening and should be complete by the end of the year.

As of 1 December 2025, the Community had $5535.41 in the Operating account (checking) and $31020.72 in the Reserve (savings). Note that the Special Assessment will be deposited in the savings account, and will be accounted for separately than reserves during the lawsuit. As of December 1, $600 of checking (since transferred to savings) and $1200 of the savings account balance was from the Special Assessment (other payments arrived after December 1).
Through November, the Community is $8900 over budget in spending. This is largely due to professional services (lawyer, geologist, and arborist) and utilities. The Community has also received about $6300 more than budgeted in dues, which largely offsets the shortfall.
For November, there were no expenditures from Reserves.
For November, there were no expenses from the Special Assessment.
As of December 8, 67 members have paid their 2025 dues in full. One household is making installment payments. One household has not paid dues for 2022, 2024 or 2025.
As of December 8, 19 members have paid the $600 Special Assessment in full. 10 other members have made their $150 December payment. Late fees and interest will be assessed for those households who have not made at least a $150 payment toward the Special Assessment by December 15.

Progress is being made on the directory.

Warning emails were sent to several property owners concerning garbage cans that can be seen from the street. In addition, one property owner, who is storing a recreational vehicle on their lot, was sent a warning email. The architectural committee will check on these violations and confirm compliance or will send violation notices before the January meeting.
Ongoing violations:
- Div1, Lot 10
- $75 per month for lack of maintenance (roof shingles). Balance $975.
- $50 per month for overgrowth of weeds. Balance $300, violations remedied and fines stopped in May.
- Div 2, Lot 2
- $50 per month for yard and weed overgrowth. Balance $0, fines have been paid.
- Div4, Lot 14
- $700 per month ($50 per tree for 14 trees) for view interference. Balance $17,500.
There being no other business, Ken called the meeting to a close at 7:20 PM.
The next meeting will be held on Tuesday, January 13, 2026 at 7PM via Zoom.
